Most burst pipes give you a week of warning first. These are the ones worth acting on the day you notice them.

The water meter still moves with every tap off
Something on the pressurised side is leaking, usually under a slab or inside a wall. It will not stop on its own.
A damp patch on a ceiling or wall that keeps growing
A supply line, not a drain. Drains only leak when something runs. A patch that grows overnight is under pressure.
Pressure has dropped everywhere in the house
Usually the main line or a failing pressure regulator. One weak tap is a fixture problem, the whole house is not.
The toilet refills by itself every few minutes
A worn flapper letting tank water past. Cheap to fix, and it can add a lot to a quarterly water bill.
Hot water runs rusty after a few days away
The tank is corroding inside, or you still have galvanised pipe feeding it.
The sump pit fills but the pump does not kick in
A stuck float or a dead pump. You find out which one during the next storm if nobody tests it first.

What makes a leak worse

Nothing here is a criticism. These are the four things we turn up to most often, and all four started as someone sensibly trying to help.

Do not crank a weeping fitting tighter

Old brass splits. A drip you could catch in a cup becomes a spray you cannot shut off.

Do not leave the water on if you cannot find the source

Shut the main off and call. An hour of pressurised water into a wall cavity is a restoration job, not a plumbing one.

Do not thaw a frozen pipe with a torch or a heat gun

Open flame near old framing starts fires, and heating one spot fast is what actually splits the pipe. Warm the whole run gently or call us.

Do not turn the water heater back on before the tank is full

Firing a dry tank wrecks the element or the burner, and turns a free fix into a new heater.

How a plumbing call goes

  1. Stop the damage

    First thing through the door is isolating the fixture or the main, so the house stops getting wetter while we work out the cause.

  2. Find it before opening anything

    Meter test, moisture meter and acoustic listening gear. We would rather spend twenty minutes locating a leak than cut three holes looking for it.

  3. You see the cause and the price

    We show you what we found and what it costs to put right. Nothing gets cut or replaced until you have said yes to the number.

  4. Repair, then pressure test

    We bring the line back up and watch the joint under pressure before packing up, because a joint that holds dry can still weep at 60 psi.

What changes a plumbing price

We give you the number before we start, every time. These are the things that move it, so you can see roughly where a job of yours would sit.

  1. Where the pipe runs

    An exposed basement joint is a quick repair. The same break inside a finished wall means opening it up and closing it back.

  2. What the pipe is made of

    Copper and PEX repair cleanly. Old galvanised usually means replacing the whole run, because the next threaded joint fails as soon as you disturb it.

  3. Whether the shutoff still works

    A seized main valve is its own small job, and it has to happen before anything else can.

  4. The hour you need us

    An overnight emergency call costs more than the same repair booked for Tuesday morning. If it can safely wait, we will tell you so.

  5. The fixtures you pick

    Labour to swap a toilet is the same whatever the toilet costs. Supply your own or we will price a few options.

Usually, yes. We run a meter test to confirm it is on the pressurised side, then narrow it down with a moisture meter and acoustic gear. Once we know where it is, the opening is one small hole in the right place instead of several in the wrong ones.
